Central Florida — and remotely beyond it
Most of our projects sit in the Orlando metro and the surrounding counties, where we know how individual building departments like to see a set assembled.
Knowing an area is not a marketing line — it's the difference between a set that clears review and one that comes back with comments. Jurisdictions differ in what they want to see, how they want it organized, and which details they scrutinize. The counties below are the ones we work in most, and the differences between them are real.
Counties we serve
Orange County
Including: Orlando, Winter Park, Apopka, Ocoee, Winter Garden, Maitland
Our densest area of work. Orange County covers everything from historic bungalows near downtown Orlando and Winter Park — where additions have to respect an existing streetscape and often an architectural review board — to newer subdivisions on the west side where production and spec work dominates. Lot coverage and setback constraints on older infill lots come up constantly.
Seminole County
Including: Sanford, Oviedo, Altamonte Springs, Longwood, Lake Mary, Winter Springs
A lot of mature 1970s–1990s housing stock, which means a steady stream of additions, garage conversions and open-concept remodels on homes whose original documentation is long gone. As-built measurement is frequently the first step here. Lakefront properties around the chain add dock and boathouse work.
Osceola County
Including: Kissimmee, St. Cloud, Celebration, Poinciana, Harmony
Heavy new-construction activity, both custom homes on acreage and production communities. We do a meaningful share of our production plan library work for this market. Also a significant volume of short-term rental property renovations.
Lake County
Including: Clermont, Mount Dora, Leesburg, Eustis, Tavares, Groveland
Rolling terrain and a great deal of waterfront, which changes the work. Sloped lots mean more sections and foundation detailing than a flat slab site, and the chain of lakes generates ongoing dock, boathouse and lakefront deck projects with their own review requirements.
Volusia County
Including: Deltona, DeLand, Orange City, Debary, New Smyrna Beach
A mix of inland residential work and coastal projects. Coastal proximity brings different envelope and opening protection considerations, and waterfront structures near the intracoastal carry additional review beyond the building department.
Outside Central Florida
Drafting travels well. If your project is elsewhere in Florida or out of state, we can work remotely from your survey, measurements and photographs — we'll just be leaning on you and your contractor for the local review specifics rather than the other way around.
What we'll confirm before drafting
- Which authority has jurisdiction over your address — city or county, which isn't always obvious
- Current submittal requirements and format for that department
- Whether the scope requires an engineer's seal
- Whether an HOA or architectural review committee needs to see it first
- Any additional agency review — common on waterfront and dock projects
Common questions
Do you work outside these counties?
Yes. These are simply where most of our work sits and where we know the review process best. Drafting travels well — if your project is elsewhere in Florida or out of state, we can work remotely from your survey, measurements and photographs.
Do you come to the property?
For as-built measurement, usually yes, within our Central Florida service area. For projects where we're working from your existing drawings or a survey, often no site visit is needed at all.
Do you know my city's specific requirements?
We're familiar with how the jurisdictions above generally handle residential submittals, and we confirm current requirements for your specific address before drafting rather than assuming. Municipalities update their processes, and the building department is always the final authority.
