A drafting team, not a drawing service
Anyone can push lines around a screen. What gets a project through plan review — and keeps a framing crew from calling you with questions — is a set that anticipates them. Our team is made up of knowledgeable, detail-oriented designers and CAD technicians with real experience in code and technical analysis, common construction materials and methods, and the submittal quirks of individual municipalities.
We work two ways. If you already know what you want, send us your sketches, survey, or an existing plan set and we'll turn it into a coordinated, dimensioned, buildable document. If you're starting from an idea on a napkin, we'll develop it with you until the plan matches how you actually live — then draft it.

Scope varies by project, and we'll tell you up front which of these your job actually needs — you shouldn't pay for sheets nobody will look at. A typical full set includes:

Walk through your home before it's built
Floor plans ask you to imagine a space. Most people can't — not really, not until walls exist and it's expensive to change them. So we offer something better: a walkthrough video and rendered stills of your actual design.
Ceiling heights you can feel. Sightlines from the kitchen to the back porch. Whether that hallway is genuinely too narrow. The questions that normally surface during framing get answered while they still cost nothing to fix — and it's just a video file, so there's nothing to install and nothing to log into.

Send a description and whatever you have — sketches, photos, a survey, an old plan set. There's no charge for the quote or for a general question.
Scope & fixed quote
We come back with the sheets your project needs, what we'll need from you, a timeline, and a price. No hourly surprises.
Design development
If the layout isn't settled, we work through it with you first — plan options and markups until it's right. Skipped entirely if you already have a design.
Drafting & code review
We produce the full document set and check it against applicable code and the requirements of your specific jurisdiction before it ever reaches you.
Delivery & revisions
You get print-ready PDFs (and CAD on request). If plan review comes back with comments, we address them — we'd rather see the project approved than close a file.

Most of our projects sit in the Orlando metro and the surrounding counties, where we know how individual building departments like to see a set assembled. Drafting travels well, though: if your project is elsewhere in Florida or out of state, we can work remotely from your survey and photos.

Questions
Straight answers before you spend anything
Do I need a licensed architect for my house project?
Usually not. Florida law specifically exempts one- and two-family residences, townhouses and their outbuildings from the requirement that plans be prepared by a licensed architect, regardless of the cost of the project (Fla. Stat. §481.229). That's why a qualified drafting firm can prepare your permit documents. Some scopes still need an engineer's seal — significant structural work, for example — and we'll tell you plainly when yours does and coordinate with your engineer.
How much does a set of plans cost?
It depends on scope, and we quote flat rates rather than hourly so you know the number before we start. A simple deck is a very different job from a custom two-story home, and the honest answer for your project takes about one email. Quotes are free.
How long does it take?
Small scopes often turn in a matter of days; a full custom home set takes longer, particularly if the design is still being developed. We commit to a timeline in writing with the quote, and we tell you if a deadline isn't realistic instead of missing it.
Can you work from my existing plans or ideas?
Yes, and it's how a lot of projects start. Send an old set, a builder's floor plan, a magazine clipping or a rough sketch. We can also start from nothing but a conversation and develop the design with you.
What file formats do I receive?
Print-ready, properly scaled PDFs as standard. Layered CAD (DWG) files are available on request, which is usually what builders, engineers and truss suppliers want.
